Home Staging Consultation

The first step to selling your home!

I will visit the home and complete a walk-through inspection and assessment. This will take approximately 1-3 hours, depending on the size of the property.

Walk & Talk Consultation - $200

Lasting 1-2 hours, I will walk through the house making verbal recommendations and suggestions, with the seller or realtor encouraged to take notes.

Written Report Consultation - $350

After walking through the house, I will provide a full written report that includes pictures, recommendations and suggestions in order to help you get your home ready to sell.

*Both options include an Open House/Showing Checklist.

NOTE: If a Home Staging package is booked, you will be reimbursed partially or the full Consultation fee, depending

on the package purchased.

Occupied Home Staging

Showcase your home to its maximum potential!

Occupied home staging is when property owners continue to occupy and live in the house during the selling process.

$450 - Power Staging & Mini Makeover  (up to 4 hrs.)

$700 - Ultimate Staging & One-Day Makeover (up to 7 hrs.)

(price does not include furniture & décor rental fees)

In order to highlight the most attractive and best features of your home, I will arrange the furniture and belongings you already have and depersonalize the space.

This allows the potential buyers to picture themselves and their belongings in the home.


In some circumstances, the best way to showcase your house is to bring in select furniture, accessories, accent pillows, artwork, silk plants, lamps, rugs and give paint suggestions to give a fresh update.

*Home must be prepped and cleaned prior to stager arriving.

Vacant Home Staging

A staged home creates a great first impression

and a great first impression creates a sense of urgency in buyers!

When walking through an empty home, many people have a hard time visualizing how they would live in the space, what a room could be used for, and/or where they would place their furniture.

Staging an empty house is critical because:

  • there's no emotion

  • there's no connection

  • the space feels cold

  • the space feels abandoned

I will stage as little or as much as you require, based on your budget. I can stage a few key rooms or an entire house with furniture and accessories, bringing the house to life.

Vacant Staging - Starting at $650/room
